Facilities:Of the two locations, one center is in an owned facility and the other center is in a leased one. The owned facility is in a building that is approximately 2,200 sf and sits on about 1/3 of an acre. The leased facility is comprised of approximately 2,500 sf of space with 2 years remaining on an assignable lease. Both centers are ideally located within their communities and have ample parking.

Competition:Neither location has other tutoring/learning centers in their marketplace. Also, these centers have a protected territory from their franchisor and have national brand recognition that is unparalleled.

Growth/Expansion:The current owner has not performed local marketing for a few years and a new owner should be able to increase cash flow through initiation of a local marketing program. The centers have recently begun to enter the contract tutoring business with local schools and this area could be a strong growth driver. Both locations have extensive protected franchise territories, which would enable a purchaser to open additional satellite locations. Lastly, as the economy continues to improve, the tutoring business should regain much of its higher pre-recession levels as there is a backlog of students needing tutoring services, but have held back seeking services for economic reasons.
